Rental Move-In: What To Expect

One of the necessary forms in any tenancy relationship is the application form.  This form provides the landlord with all the information they require to qualify the tenant for a tenancy agreement.  This form will include the following information:

·       Full, legal name of tenant(s)

·       Names of other tenants

·       Social Identification Number (SIN)

·       Proof of Income (pay stub or other proof)

·       Contact telephone numbers of tenant

·       Reference from current or previous landlord

·       Credit Check

The landlord may not discriminate against any tenant based on the following:

·       Race, colour, ancestry, Country of origin

·       Marital or family status

·       Religion

·       Physical or mental disability

·       Sex and sexual orientation

·       Source of income (if the source is legal)

·       Age (unless senior citizen building)

And these questions should not be on an application form.

The landlord CANNOT charge the prospective tenant for application fees, acceptance fees, credit check, or other processing fees.

Even if the application form asks for bank account information, credit card information, or other personal financial information, DO NOT give out this information.  After the application has been accepted and a tenancy agreement has been signed; you may give personal financial information to your landlord for automatic withdrawals for rent payments.
