How a security deposit protects both you and your tenant.
At the beginning of each tenancy agreement the property manager will collect a security deposit and a pet deposit (if applicable). The security deposit and pet deposit are both equal to half the first month rent.
The security deposit must be returned to the tenant at the end of their tenancy, plus applicable interest. At the end of the tenancy should there be any damages that require the landlord to hold some or all of the deposit(s), the landlord must have written consent of the tenant and have complied with all of the condition inspection requirements, outlined in the Residential Tenancy Act.
