LEASING 

The Leasing Service is for those of you interested in managing your own investment properties. The team at EasyRent will find you suitable tenant(s) and then transfer the management over to you. It’s that  “Easy”.


Providing a FREE market evaluation of your property for you to achieve the largest return on your investment.  In our expertise, we have typically achieved  10-20%  higher rents 

Show-casing and strategically marketing your property; including photos and detailed descriptions; i.e. websites, newspapers, etc


Conducting viewings to prospective tenant(s) 

Thorough screening of all applicant(s) including the verification of: credit, employment, references, and any previous landlords


Careful selection of the most suitable tenant(s) 

Overseeing the completion of the Tenancy Agreement and any other required documentation, ensuring full compliance with the Residential Tenancy Act


Completing a move-in, inspection, noting the condition of your property (and any furnishings if any) 

PROPERTY MANAGEMENT


There are many reasons to choose EasyRent as your Property Management company, but another reason maybe because we are setting ourselves apart from any competition, with our knowledge and experience, customer care, attention to detail and our proficiency in all aspects of property management. 

We will take care of all the details on your behalf and care for your property as if it were our own. Our aim is to find reliable tenants, to rent your property quickly and to deliver a steady income by keeping the property occupied.


Holding the Security Deposit on behalf of the tenant, in a Trust account and returning it at the end of the tenancy according to the Residential Tenancy Act 

Collecting monthly rents


Accessible for tenants on a 24 / 7 basis for any emergencies that may arise  

Performing detailed property inspections enabling us to guarantee your investment is being preserved


Saving you hundreds of $$$ per year by using a team of trusted and licensed tradesmen, to provide quality and timely maintenance so you don’t have to pay the exorbitant rates charged by others; nor does your property have to wait until they can work it into their schedules 

Annual rent increases, if reasonable, in accordance with the Residential Tenancy Act


Liaising between you and the tenant making sure both parties are happy. Our philosophy is, if you have a happy tenant, you are less likely to incur any vacancy time. Again $$aving you money! 

Tenancy Lease renewals for ongoing tenancies


Move-out inspection, assessing any cleaning or damages that need to be compensated for  

Payment of  invoices, bills and expenses relating to your property


Authorization by you for any major repairs and anything minor can be safely left to us 

For non-residents of Canada, the non-resident taxes will be paid on a monthly basis and year end paperwork will be arranged by us in compliance with Canadian Government non-resident regulations


Providing monthly and year-end financial statements electronically 

Monthly proceeds are paid out to you via direct deposit to your bank account


Representation on your behalf, if required, for any Collection or Eviction proceedings, adhering to policies set by the Residential Tenancy Act 

Mediating for you at any Strata Corporation meetings when and where applicable 

FEES


LEASING:  50% of the first month’s gross rent and advertising costs 

MONTHLY MANAGEMENT FEE

APARTMENTS:

A fee equal to the greater of $100.00 per month or 5% of gross monthly rent
HOUSES:
A fee equal to the greater of $150.00 per month or 6% of gross monthly


TENANCY RENEWAL:  25% of one month’s rent for renewal of a one year term or more or 12.5% of one month’s rent if renewed on a month to month basis 

NON-RESIDENTS:  An annual processing fee of  $100 is charged for each individual on title


HST:  will be added to all fees charged 

TERMINATION FEE:   a minimum of one calendar  months notice,  a fee of $200 will be charged


BUNDLE!!  If you choose to bundle the Leasing with the Property Management, then we will waive the advertising costs
