Rental Move-In: What To Expect

When your tenancy agreement ends there are several items that you need to attend to, depending on the type of tenancy that you are ending. These items are controlled by both the lease agreement and the British Columbia Residential Tenancy Act. (RTA)

If the tenancy you are ending is a fixed term lease,

Then the tenancy automatically ends, and you have nothing got do but move out of the premises by the end of the term outlined in your tenancy agreement.

If you are ending a month-to-month tenancy,

Then you must notify the landlord (or his agent) of your intention to end the lease:

In writing, no less than 30 days before you intend to end the lease.

Notice must be given before the end of the payment term to meet the legal requirement for the next rental period. (Typically the last day of the month)

Notice must contain, tenant's name, rental address, date of termination and be signed and dated

Notice must be legally served to landlord (or their agent) in person, posted on landlord's door 3 days prior to the deadline, or mailed 5 days before the deadline
